Since the 1st of January 2007 the Government has commenced the BER certification scheme. New dwellings that have applied for and have been granted planning permission non or after 1 January 2007 need to have a BER certificate.

New non residential buildings that have applied for and have been granted planning permission on or after 1 July 2008 will need to have a BER certificate.

Existing buildings when sold or let on or after 1 January 2009 will also need a BER certificate.
